A Warranty Deed fulfills this function. Any type of deed functions to transfer ownership of property between two parties. Different types of deeds can be used to meet specific needs of the seller and buyer. The warranty deed is commonly used when a property is purchased at or around its fair market value. The deed implies certain warranties that the seller, or grantor, provides to the buyer, or grantee. First, the grantor owns the property and has the right to transfer his ownership. Second, no encumbrances are against the property that have not been disclosed. Third, ownership has not been transferred to another person. Finally, the grantor guarantees that he can provide supporting documents to back these warranties. You as a homeowner will have the benefit of the Warranty Deed.

Warranty Deed Features

Warranty deeds are legal documents prepared by an attorney. They state the full names of the grantors and grantees. Additionally, a complete legal description of the property itself is included. The grantors sign the deed in the presence of a notary public, who acknowledges the signatures.
